What To Expect
Your first week on the market usually gets some sort of repsonse, but not always the one you were expecting. If you haven’t yet estimated the number of buyers in your area and price range, we’ll go into that in more detail next week. For now, realize that your home will have the most activity in the first three weeks that it is on the market. After that, it tapers off considerably. If you aren’t getting calls from buyers in these first three weeks, and you’ve already established that there are buyers shopping your price range, the reason is almost always price. Keep that in the back of your mind as you evaluate your response over the next few weeks.
You may get calls from agents. Some of them will have buyers that want to see your home. Some of them are trying to get you to list with them. It can be hard to tell sometimes, but with practice, you’ll figure it out pretty quickly. If they have an actual buyer with them when they show up, that’s a good sign. If they arrive without a buyer to “preview” your home and end up suggesting that it would be faster/easier/smarter/safer if they handle the sale for you, then they are trying to list you. If you have a interesting experince with an agent (good or bad), make a mental note. We’ll ask you to share it later on.
