Motivated To Show?

One of the upsides to marketing your own home is the ability to control when it gets shown. It’s nice to be able to say “now isn’t a good time” if you can, but in today’s market, can you afford to be selective? Only you can decide that, and it’s based on your motivation level. Ask yourself “If this buyer goes away, will I kick myself for not being flexible?” Directing buyers to your website can sometimes hold them over until an appointment, but when the buyers are few and far between, the flexibility needs to come from your end. When we started marketing our home, I would only show it if my husband was home. As time went on, I would call a neighbor over to be there with me if my husband couldn’t be there. Towards the end of our marketing adventure, after our buyer lost his job three days before closing and we had removed our contingency with our builder, I was beyond motivated. If you drove by our house slowly with the window down looking interested, I wanted to reach in, grab your collar and pull you out for a tour. Are you that motivated?
